Dubai's next world class commercial investment opportunity

The 20-storey Canada Business Centre Tower (CBC), has just been launched by its sole global marketing agent Seven Continent Investment (7Ci).
The units are being sold at approximately GBP250 per sq. ft. A three-year 10% per annum rental guarantee is provided. 60% financing is currently available on the completed value of the units which are expected to be uplifted at least 35-40% from the current price.
The case for investment in Business Bay is very strong. Even though the residential market in Dubai is saturated, office space is in huge demand with hundreds of companies setting up shop in the Emirate every month.
Says Alistair Powell, Managing Director of 7Ci, "The opportunity at CBC is unprecedented. We expect average returns to be between 14% and 16% with a minimum rental guarantee of 10% for three years, offered to investors and paid up front on completion. I am so excited by this development that 7Ci have acquired an office in CBC to launch its expansion into the Middle East."
95% of units have creekside views and will look onto Burj Dubai, the building planned to be the tallest in the world. Most of the retail units offer 21ft high spaces allowing glamorous interior design and an enhanced shopping experience.
Canada Business Centre will be completed in 2008 - only the third of 70 business towers to be finished in Business Bay, again increasing initial occupancy levels from waiting tenants. The inclusion of the restaurants, full-size rooftop swimming pool, retail units and health club will ensure that this building becomes a genuine meeting place for business in the city.
When the Business Bay district is finished it will offer 625 million sq ft of space with 230 towers planned around a dynamic bay area. The location on an extension of Dubai Creek Business Bay's facilities will provide an ideal situation for global businesses to set up regional headquarters. Fuelled by its lack of foreign exchange controls, quotas or trade barriers Dubai is fast becoming a business hub for India, central Asia and Africa.
