"The U.A.E. has an extremely multicultural society with a plethora of individuals who have unique tastes and expectations. The concept of Cappadocia stands out from the mix of existing developments by offering buyers the option of owning a one-of-a kind apartment whether it is a studio with a private garden or three bedroom penthouse loft with a pool," commented Peter Penhall, Chief Executive, Gowealthy Holdings. "In fact it is quite fitting as the name Cappadocia is taken from ancient Anatolia where the region consisted of a crossroads of several ancient highways which saw many different cultures come into contact."
Cappadocia boasts a unique and modern architectural design through the use of contemporary materials and details, as well as attractive and functional solutions for the interiors, such as higher ceilings and more efficient space usage. Cappadocia takes into account climatic considerations contributing to the integration of the building with the dynamic and functional nature of the streetscape and surrounding environment. Built-in planters in balconies, spacious terraces and private gardens at street level and along the courtyard contribute to the penetration of greenery into the fabric of the urban community.
The living spaces vary from spacious studios to three bedroom penthouse lofts with swimming pools and terrace gardens. The residential units on the ground floor and courtyard have their own private gardens, whereas all duplex and some select one-bedroom units have built-in jacuzzis in their terraces. Visual privacy is maintained between units by the use of planters and continuous hedges. The interiors are designed with contemporary materials, finishing and details; interiors of the residential units combine a rational approach with superior illumination and an intimate, comfortable and well-ventilated atmosphere. All of the residential units offer well-defined entrance, living, kitchen, dining, sleeping and utility areas, along with walk-in wardrobes for the larger units and private gardens for select apartments.
The U-shaped formation of the building design introduces a common-use open space - the central courtyard and swimming pool terrace on the first floor level. The swimming pool is temperature controlled and has a separate children's pool connected to it. This is all overlooked by the individual residential units, as well as the health club, which boasts its own jacuzzi facility.
The spacious balconies, terraces and gardens are integrated into the design. This is considered to be a fundamental need in climatic conditions of Dubai which offers about 8 months for outdoor activities. Therefore, these areas offer dining, sunbathing, resting and swimming facilities, all of which can be enjoyed in the privacy of individual residential units.
On the decision to locate at the Jumeirah Village, Penhall commented,
"The developers of this project, G&G Partners, picked an excellent location for their flagship project in Dubai as it is situated perfectly between Emirates Road and Al Khail Road. This ensures easy access to all of Dubai's main arteries connecting it to both new and old Dubai."
In its effort to be more environmentally aware most of the main façade is comprised of solar reflective glazed windows which controls & balances the penetration of natural daylight and mitigates the direct effects of sunlight, creating luminous living spaces without climatic disturbances. Other than conventional services that most buildings offer such as card-controlled access, high-speed internet connection and cable TV, Cappadocia also boasts an innovative garbage collection system which deals with solid waste in a compact and hygienic manner and which is completely odour free.
Cappadocia is Turkish based developer G&G Partners' first foray into the Dubai property market. With a number of architectural achievements across many countries, plans are afoot to expand their presence in the region with additional innovative projects in the pipeline. In collaboration with Gowealthy.com an affordable and flexible finance package has already been developed for prospective investors.
