Reader comments: How do you find build quality?

Readers were largely disparaging of the build quality of properties, although it should be remembered people are more likely to be negative than positive. Those who answered the question, but did not comment, were more likely to say quality was fine.

- Price war is happening in construction process between suppliers and contractors. So the material and workmanship is finally compromised. 1 year to finish a huge building......everything is needed yesterday. Does not take time to plan and do things properly.

- Interior finishing very poor. Most of the time material used is of high quality but workmanship very sloppy and most likely not done by professionals.

- Too much mass build...JBR, Arabian Ranches, Springs,etc...perhaps not too much attention to final product...looks good from a distance...poor finishes on closer inspection....lack of response to maintenance call outs and snagging.

- Finishing was not as promised!!!

- Build quality is poor, design specification does not take in to consideration the needs of a modern family or occupier and finish quality is appalling….in the absence of a building regulator or empowerment of the property owner in the eyes of the law, things will not improve, because there is no impetus for them to improve.

- Windows are not sealed and flooding appears when rain or building cleaned. Construction has faults which are never rectified

- Poor quality of material is used, unqualified staff is employed and poor project management practice leads to poor standards overall.

- Fast construction and cheap solutions

- For the purchase prices, the build quality should be much higher

- Majority of low priced properties (and some highly overpriced ones also) are below any standard and many problems that are being rectified after living in.

- Dubai may become the worlds first 5 star city. Most of the private and public construction is done at a high level.

- Most of developers, if not all, are new to the industry with very limited experience in developing large scale projects. Also everyone is rushing to grab the next project even before completing the current projects on hand.

- Quality is good, but sizes are very small.

- Have seen numerous examples of poor quality plastering, fit and finish of doors, windows etc. Kitchens and bathrooms are not appropriate for premium priced (compared to UK prices) property.

- Always expect less because after all the developer will try to make the extra buck

- Quality lacking as building takes place way too fast - and developers trying to make as much profit as possible

- The ultimate aim is to complete property in least budget and very much ahead of time, resulting in poor quality. In addition the standard of labours lead to poor workmanship in building finishes.

- Our building due for handover in November 2007 is still 4 years away. (If we ever see it!)

- The construction industry have had too good times the last few years and have of course taken advantage of that. Things may look shiny, but the overall quality is rather poor. I have several disappointed friends.

- The buildings take care more on the cosmetics rather than the structure and basics

- Emaar properties (as in my case) have very good quality. Not luxury, but reliable enough to meet the expectations of a family moving in.

- Although not yet received, my perception is that quality suffers under such a fast pace and high demand. The developers generally have no time for you nor your satisfaction.

- Generally poor - but I think the industry will correct itself. People won't pay high prices for poor workmanship.
