Dubai World Central launches staff villages property lease

Registrations for Phase 1 property lease of the two Staff Villages at Dubai World Central (DWC) - the massive 140 square kilometre urban aviation project under construction in Jebel Ali - has begun at Cityscape Dubai 2007.

Cityscape Dubai 2007 is the largest business-to-business real estate investment and development event in the world being held at Dubai World Trade Centre between 16-18 October.

The Staff Villages - spread over 61 hectares each within Dubai Logistics City and DWC Residential City - will provide accommodation to a total of 76,000 DWC staff.

"Dubai World Central will revolutionise the way the real estate and property market functions in the region with offerings catering to a whole range of low and mid-income housing to premium lifestyle living," said HH Sheikh Ahmed bin Saeed Al Maktoum, Chairman of Dubai Aviation Corporation - Dubai World Central.

"Already garnering regional and worldwide interest, the project is making history as very few real estate projects are aimed at the next few generations taking into consideration urban land development needs for the next 100 years."

More than 1,000 investors, developers, architects, consultants and other service based organisations feature at Cityscape Dubai 2007 and DWC will use this platform to further enhance and support the vision for residential and commercial property growth internationally.

Khalid bin Harib, CEO Real Estate, DWC said: "With an audience of over 45,000 regional and international investors, property developers, governmental and development authorities, leading architects, designers, consultants and senior professionals from more than 120 countries, DWC will showcase a phase 1 land area of 17.8 hectares of the two staff villages which will provide accommodation for around 15,000 staff members.

"The Staff Villages will cater to DWC staff in a uniquely desirable living environment with all necessary community facilities like health care centres, post office, a Juma mosque and two local mosques, amenities including sizeable open spaces like catering facility, TV lounges, shops, restaurants, theatres, groceries, barber shops, laundries and internet services."

Residential City Staff Village will consist of 10 buildings, each with 135 studios and 45 one-bedroom apartments as well as showrooms on the ground floor. The DLC Staff Village will be formed of 11 buildings with 164 studios and 54 one-bedroom apartments.

The Staff Villages will have controlled access gates separating it from the respective cities as well as the peripheral roads outside DWC. The project will be operated and developed by DWC to safeguard overall standards.

The properties will be developed in line with all Dubai Municipality land and property use rules and regulations. Phase one property lease will commence in the first quarter of 2008 but enquiries and development reservations for lease from global and regional investors has commenced at Cityscape.

About Dubai World Central components:

JXB, when completed, will be the world's biggest passenger and cargo hub, with a capacity of 120 million passengers and more than 12 million tonnes of cargo annually. The airport will have six parallel runways and as many concourses with a 91 metre high control tower that will be an aviation landmark in the Middle East.

DLC will be part of the world's first truly integrated multi-modal logistics platform in a single-bonded free zone environment made up of DLC, JXB, Aviation City and Jebel Ali Port. It is designed as the region's unchallenged logistics hub catering to some two billion people throughout the Middle East, Indian Sub-continent, Africa and the CIS, all within three-to-four hours flying time from Dubai.

DWC Golf City will feature two 18-hole golf courses, extensive practice facilities, driving ranges, putting greens, a luxury clubhouse with restaurants and a pro-shop. Up to 2,500 freehold homes will surround the courses. The resort will also feature a high-end boutique hotel.

DWC Aviation City will be the region's premier centre of excellence for technology manufacturing and science and technology education.
