Dubai average price index - waterfront properties

Waterfront living is often seen as the stuff of dreams - an idyllic lifestyle that provides beautiful locations, relaxation and a safe place to raise a family. Add to that the suggestion of it being a wise investment and it becomes easy to see why waterfront property can be sold as being the perfect living space.

If you are looking to buy a waterfront place, there are some key things to consider when picking a property.

These include it actually overlooking the water, good sized windows to maximise those views, the near-by amenities on offer and the build quality.

Many of these seem common sense, and would apply to most properties, but become more important when selling the waterside dream, because a house or apartment without those views and plenty of light flooding in will be harder to sell on when it is time to move.

'First impressions count, so all these things have an impact on potential future buyers or tenants. Ideally you want waterfront on the doorstep, so you open out onto a water view, but there aren't too many properties like that,' says Ryan Mahoney, Managing Director of Better Homes.

Holding their value


Another positive to owning a well-located property overlooking the sea or a marina is that they tend to command a good price and hold their value. They are usually seen as prestige properties, making them a good investment.

Sales

For anyone thinking of renting out their property, they tend to get higher monthly returns than similar-sized properties in good locations elsewhere in a city.

Also, because their location is seen as premium, waterfront properties are usually easier to rent out, whether family homes or apartments for couples or singletons.

'A Marina lifestyle is popular with both short and long-term rentals and attracts a mix of people including corporate clients, professional couples and overseas buyers. With Dubai Marina in particular, its location offers an escape from the hustle and bustle of the city, while still maintaining good access to the rest of Dubai, adding to its overall appeal,' says Mahoney.

For anyone looking to buy such a property, it's worth spending some time looking at the different types available, their location and how far the finances will stretch. A good real estate agent will help here, offering advice on the types of property in a given price band.

Location, location, location


Once it comes to looking, it helps to know whether you want a property on the sea, such as on Palm Jumeirah, in a marina or on a lake, as offered by several inland developments in Dubai. And of course, know what is important to you - for instance, are the amenities more important than the sea view, or vice versa.

When space for waterfront properties began to dry up Dubai did the only thing it could - created new waterfronts. With three palm islands, plenty of lakes being dug, lagoons and the marina, there are plenty of options coming online now or over the next few years that can be classed as waterfront.

'There are so many waterfront developments currently under construction and all have their own unique selling points which will make them popular with investors,' says Mahoney.

The Dubai average price index

The index provides minimum and maximum property sales prices along with size in square feet to act as a guide to the property size. Prices are based solely on recent transactions by Better Homes in each area and should therefore be used as a guide only. Average price is determined by calculating the total value of recent sales within each area and then dividing that figure by the total number of property sales. Standard Deviation of Price is an average of the prices of sold properties minus the highest and lowest values, to give a more accurate value. This is done because prices in some areas vary so much it can skew results, so extreme values are removed and then the average is recalculated, giving a better reflection of the average price in an area.
