The Grand Boulevard comprises 69- and 22-storey towers that have been designed through a collaboration of the Chicago office of Adrian Smith, the designer of Burj Dubai, and Gordon Gill Architecture LLP, as well as local architects. The design and shape build on the unobstructed views of Burj Dubai. Entry to the towers is through a spacious and luxurious lobby area, and the podium features a theater alongside a wide choice of retail options. The towers also offer five levels of parking space.

Mr Saif Al Mansouri, Sales Director, Emaar Properties, said: "The Grand Boulevard at Downtown Burj Dubai has stand-out appeal for the unique design and ambience making it a one-of-its-kind urban destination within Downtown Burj Dubai. The complex builds on the architectural experience of Burj Dubai, with the observations rooms and terraces of The Grand Boulevard homes aligned along the Boulevard façade."

He added: "Apart from maximising the views of Burj Dubai through its spectacular design, The Grand Boulevard's design is also path-breaking in terms of energy efficiency. This highlights Emaar's commitment to the Green Dubai vision to make our developments energy efficient and partner in the sustainable development initiatives of the government."

Most homes at The Grand Boulevard offer direct views of Burj Dubai. The double-height of the duplex units ensures full-height views of the tower, while large terraces allow for al fresco activities with views of Burj Dubai. All bedrooms on the Burj Dubai Boulevard side have terraces and are shaded most part of the day.

The Grand Boulevard has an extensive array of indoor amenities including a fully-equipped gymnasium, children's play areas, multimedia room, business centre, game room and lounge areas. Outdoor facilities include a sculptural amphitheater with framed views of Burj Dubai, swimming pools for adults and children, multi-sports area and lushly landscaped areas.

Featuring smart-home capabilities, all residences have the provision of advanced telecom, IT and entertainment connectivity. The homes have quality finishes throughout with porcelain ceramic floor tiles and full-height wooden floors. The floor-to-ceiling and wall-to-wall windows with roll down shades help manage solar heat gain and reduce glare. The kitchens and bathrooms have modern finishes and quality fittings.

The Grand Boulevard is located close to The Dubai Mall, one of the world's largest shopping and entertainment destinations. With enhanced connectivity through the Burj Dubai Tram service, the towers are in close proximity to the Dubai International Financial Centre, Dubai World Trade Centre and other business nerve-centres in the city.
