Luxury-branded properties a hit with Cityscape Dubai investors

The international appeal of luxury-branded properties was confirmed at Cityscape Dubai 2008, where real estate marketing firm SHVO enticed investors with its presentation of the W New York Downtown Hotel & Residences.

The property was the only New York real estate project for sale at Cityscape, and the response from buyers showed that "they naturally gravitate to those properties that are well designed, one-of-a-kind and endorsed by a powerful global brand partner," said Michael Shvo, who heads the New York-based real estate marketing firm SHVO, which has an office in Dubai and one opening in London.

Commenting on market sentiment given global economic concerns, Shvo said, "Plenty of people are buying; that's something we learned first hand at the show. What's more, we found that the buyers at Cityscape tended to make quick decisions when faced with groundbreaking branded investment opportunities in prime locations. After all, these are the types of properties that maintain their value in uncertain times."

The W New York Downtown Hotel & Residences display was popular and crowded, standing out from the show's other more genteel stands with its loud music and lively "Manhattan-cool" feel that conveyed the W brand.

"Buyers walked away from the booth feeling satisfied about their experience and optimistic about their purchase," he said.

Shvo welcomed buyers to the stand from across the globe, including the UAE, the United Kingdom, most of Europe, Russia and India.

"We were thrilled to expose so many people, both investors and end users, to the phenomenal NYC luxury residential market, which has proven to be extremely resilient during these challenging economic times," Shvo said.

The firm soon will introduce regional buyers to some of its other properties, located in markets such as the American West, the Seychelles, Mauritius, St. Lucia and, of course, the UAE.

"Regional investors are becoming quite sophisticated in their approach to exploring real estate opportunities, both inside and outside of the Dubai market. They are learning that SHVO is a great investment partner because we represent only the most unique and finest residential buildings and developments around the world," Shvo concluded.

Set to open in the fall of 2009, the 58-storey W New York Downtown Hotel & Residences will feature 223 full-ownership, residential condominium residences, including 64 furnished condominium residences and 159 unfurnished condominium residences.

There also will be 217 hotel rooms in the newly constructed building - the tallest residential building in lower Manhattan.

Gwathmey Siegel Architects designed the modernist building with its glass-curtained exterior, while award-winning interior design firm Graft has lent its signature avant-garde features to all interior spaces.
