Dubai Properties' first project in Business Bay, the Dhs3bn Executive Towers, markedly visible from the arterial Sheikh Zayed Road and Al Khail Road, is currently 92% complete with work is proceeding simultaneously on all 11 buildings of the project. While 10 of them are residential (from studio-to four-bedroom), others include one office tower (with 187 office suites), 60 villas located at the plaza level, eight boutique office villas and a three-level podium that offers parking bays for 4,500 vehicles.
The structure of the Executive Towers is complete, with the facade nearing completion and commissioning is well underway. The Executive Towers is the second major freehold project to be handed over by Dubai Properties following the successful release of Jumeirah Beach Residence (JBR).
Aspect Tower, located within the Executive Towers is 92% complete with an anticipated completion during the second quarter of 2009. The Aspect Tower is the first freehold boutique office tower in the Executive Towers complex at the Business Bay, and aims to meet the vast demand for freehold office space in Dubai. Located on Sheikh Zayed Road before the Second Interchange at the northwest side of the Executive Tower development, it will be between Interchange 1 and Al Safa Park.
The Aspect Tower will rise up to 150 meters above the landscaped plaza and will soar in a combination of strong recti-linear frames with green and blue tinted glass. It will also have white, grey and aluminum and low level panels with portals of stone, culminating at the roof level by four blade walls.
With 187 office units of sizes ranging from 1,000-3,000 sq ft, the Aspect Tower will also have top floor offices that will offer up to 6,000 sq ft space. The 39-floor tower also has basement, ground, and mezzanine.
There will be 24-hour security and maintenance, state-of-art health club with swimming pools, plaza-level landscaped gardens and direct access to the adjacent mall with 185-odd retail outlets.
The Dhs1.2bn Vision Tower at the Business Bay will release more than 500,000 sq. ft of commercial office space when all the 67 floors will by handed over by the second quarter of 2009. Construction is over 78% completed and remaining work is progressing as scheduled. Located at the entrance to the Business Bay, the Vision Tower will offer waterfront views of the Dubai Creek and Sheikh Zayed Road.
As the gateway to Business Bay, the bent glass facade of the tower with its high-tech transparent glazing is set to become a signature element of the entire development. It will be internally lit to create a luminous beacon at the night-time. Vision Tower will be seamlessly connected to the Executive Towers via a pedestrian bridge, linking the offices to Bay Avenue and the residential and hotel towers.
