Sodic announces sturdy demand for intelligently-designed homes in Cairo

Sodic, recently kicked-off sales of Allegria's Phase IV, and successfully sold 80% of the new project in just the first week.

Phase IV, Sodic's first product for 2009, comprises 94 units of townhouses built on 11 fedans of land, in the southeast corner of Allegria.

All sales have been made with literally no advertising at all, as buzz of the new townhouses was created merely by word of mouth, to guarantee that the exclusivity of the award-winning development is not compromised.

The success of Allegria Phase IV confirms that despite the challenging global economic climate, there is still high demand for housing units with value that are intelligently designed with the customer in mind.

The dynamic new townhouses were designed as a response to the high demand in the market for smaller units that still offer a high level of value, in addition to competitive pricing and payment plans.

Phase IV is situated just a short walk away from Allegria's Club House which features state of the art sports facilities, while the upscale development itself houses the prestigious British International School and a Greg Norman Signature Golf Course. Strategically located at a high elevation, every single townhouse in the new phase overlooks breathtaking views of West Cairo.

Smartly conceptualised by up-and-coming designers Laithy Mekawy and Tamer Anani, the new townhouses are brimful with options, with up to five different layout choices. There are two main designs: two-level or multi-level townhouses, each featuring three bedrooms with en-suite bathrooms, a spacious reception, dining and living areas and a nanny's room. Clients can also opt for a roof terrace, extra bedrooms or additional living spaces.

With the success of Allegria Phase IV, Sodic have proven that their developments are still in high demand, despite the current global economic climate, and that one can still be optimistic about the future of real estate development in Egypt. "Sodic is working on launching some very exciting new projects and phases over the coming months," says Maksoud. "They will offer intelligent designs and great value, which are important needs that are still in high demand."

Construction will commence directly as Phase IV is set to be delivered by December 2013, while construction of Allegria is on schedule to be delivered by December 2010. By April of this year, all the architectural designs of the project, the 26 villa/townhouse types will be visibly clear. The 18-hole, par 72 Greg Norman Signature Golf Course was completed at the end January and once the grass has fully grown, the course will be ready for tee-off as of June this year.

The finishing touches to the award-winning landscaping works undertaken by Greenscape, as well as the final land features and topology such as hills and crests was completed as of last month. Also, infrastructure works have been largely completed. Allegria is on track to becoming Cairo's premier residential community.
