SinoGulf awards facility management contract of International Tower to Cofely Besix Facility Management

Cofely Besix Facility Management has been awarded the facilities management contract for International Tower in Abu Dhabi, one of the first Grade-A commercial towers in the capital.
International Tower is one of the highest quality buildings in Abu Dhabi, offering tenants the rare chance to occupy efficient and cost effective internationally-specified Grade-A office accommodation.
"Most people who come here haven't seen anything quite like this in Abu Dhabi," said SinoGulf's Fund Manager David Cockerton. "A lot of global occupiers arrive and say that this is exactly what they see around the world, and our aim was to achieve exactly that by building a very smart, sensible and flexible Grade-A commercial tower that global occupiers can recognise. "International Tower has been designed to meet the standards of the world's most demanding occupiers. From the lobby's triple height ceiling and the high quality natural stone surfaces, to the high speed elevators and discrete individual electronic security throughout, every detail has been carefully considered."
"For this reason we have chosen a company that knows and understands how important it is to deliver specialist care in maintaining our building, and providing world-class service, which is why we appointed Cofely Besix Facilities Management," said Cockerton.
Cofely Besix Facilities Management will handle all the daily cleaning and housekeeping services, as well as landscaping and indoor plant maintenance, and provide 24-hour security, including concierge and reception services.
The company will also ensure that all the back-of-house operations such as the electrical system, plumbing and drainage, and the HVAC and plant room, are fully functional and maintained.
"Our team of experts takes care of all the daily operations and maintenance issues within the building from the BMS system, and the fire alarm and fire fighting system, to operating and monitoring the CCTV system, and the structural cabling, as well as the pest control and waste management system," said Ian Harfield, General Manager of Cofely Besix Facility Management.
"We also take care of a few more unusual support services on behalf of SinoGulf, such as sales and leasing support, as well as payment collections if required."
Cofely Besix designed and implemented a green building cleaning policy for the building, in line with LEED and Green Seal standards, to benefit the environment and reduce running costs.
Key areas include reducing water consumption, the use of green chemicals for cleaning, waste segregation at source, and waste reduction.
"In order for us to be successful at managing these initiatives, we are consistently monitoring energy consumption for each and every source, and applying different ideas to use minimum and save maximum energy," said Harfield.
Some of the green measures implemented by the developer so far include a grey water recovery system, low-flow nozzles on all taps, the provision of bike racks and showers on each level, water efficient landscaping, tinted windows and the procurement of local and natural materials and cleaning products by Cofely Besix.
