dubizzle Property, the UAE’s biggest and most visited property platform, reveals the average sale price for the most popular areas on the platform in January 2019.
Based on overall search volumes during this period, the most popular area for two-bedroom apartments was Dubai Marina, with prices averaging at AED 1.9 million. Apartments in Downtown ranked second, with prices averaging at AED 2.8m, followed byJumeirah Village Circle(AED 1.08m),Jumeirah Lakes Towers(AED 1.4m), andThe Palm Jumeirah(AED 2.6m).
Jumeirah Beach Residence(AED 1.84m) and The Greens (AED 1.69m) were also amongst the top 10 most searched areas, highlighting a continuation of the trend for more prime locations identified in 2018.
“As we progress into 2019, the cost of property ownership continues to present a more attractive proposition for residents over the cost of rent. Our search volumes indicate that properties in prime locations – which were previously unattainable for many – continue to present a viable option for property seekers due to the softening prices, accessible home loan offers and positive government policies now in place,” commented Samer Abdin, General Manager, dubizzle Property.
When looking at communities with ready villas, three bedroom villas in Mira-Reem,The SpringsandArabian Rancheswere identified as the most popular areas, with prices averaging at AED 1.76m, AED 2.32m, and AED 2.5m respectively.
Among the most searched off-plan communities for three-bedroom villas,Dubai South(AED 1m) Nshama Town Square (AED 1.1m), Serena – Casa Bella (AED 1.72m), Damac Hills (AED 2.1m) andDubai Hills Estate(AED 3m) were the most popular.
“For those willing to invest in a property that is located further inland, they could essentially attain a three-bedroom villa at the price of a two-bedroom apartment in a more prime location. This presents a great opportunity for residents who are planning to stay in Dubai for the next five years or so, particularly those with growing families,” added Abdin.
