Saraya Bandar Jissah, Oman’s luxurious ITC (Integrated Tourism Complex) is one of the most spectacular development sites under construction in the Sultanate.
The award-winning best mixed-use development in the world hosted members of the media on November 09, for a first-hand preview of the rapid progress being made on the construction site.
Saraya Bandar Jissah is on track to deliver a one-of-a-kind luxury development with two 5 star beachfront hotels, a boutique hotel and resort hotel to be operated by world-class operators – Jumeirah Group, five residential zones, and a state of the art recreational facility, staff accommodation and technical zone.
With a site area spanning 2.2 square kilometres, the development will deliver 398 exclusive residential units in five distinct residential zones – Zaha, Nameer, Wajd, Na’eem and Safa. Zaha, the first residential zone introduced to the market last year, gained outstanding momentum inundating the Saraya Bandar Jissah sales centre with strong interest in the residential properties. Launched in April, Nameer which is set back from the beachfront with close proximity to the two five-star hotels, 33 villas were opened for sale and have been gaining in popularity. Located on the highest developed point with panoramic views, Wajd will feature exclusive villas and is anticipated to become one of the most sought after addresses in the region.
Mohammed Al Hadeethi, Senior Construction Manager of Saraya Bandar Jissah shared his thoughts on the progress of the project. Saraya Bandar Jissah is a bustling construction site with over 2,500 workers in all trades from Carillion Alawi, Leighton Middle East, Towell Construction, Ghantout Transportation and General Contracting, Bumi, Drake and Scull and Wolf are working on the different construction packages all over the site.

Looking at the overall site infrastructure works, Carillion is at the planned phase of laying down the services network and have achieved more than 60% of the overall completion. The plan is to commission all the networks and be ready for the final connections to external services in the first quarter of 2016.
On the beachfront, Leighton Middle East is advancing its progress on the construction of the Jumeirah Hotels. The structure of the Resort Hotel has seen great advancements with the target to complete the whole exterior structure before the end of the year with the excavation of the main pool achieving 40% of the planned progress and superstructure of the dive centre completed. Overall, the Resort Hotel is over 20% completed.
Meanwhile, the construction of the Boutique Hotel is at the Enabling Works stage, with 42% complete and it is progressively advancing in the rock cutting and stabilization by the specialist contractor, Bumi Geo Engineering.
At the other end of the site and along the main road leading to Yiti, the construction of the Staff Accommodation which is a cluster of 13 buildings ranging from single to 3 storey height that eventually will house employees of the two Jumeirah Hotels and some of Saraya Bandar Jissah’s staff. The structure for five out of 13 buildings are complete and 60% of all structural slabs have been poured on site, making for significant development from Ghantoot Transporting & General Contracting Establishment (GTGC) following the last visit.
The Residential Contractor, Towell, is ramping up its resources in order to meet the demands at the three residential areas – Zaha, Nameer and Wajd. The Zaha residential area has been taking shape at a fast pace with the completion of the structural works for of all the 29 detached villas and the same for the 14 twin villas. Casting the foundation of all apartment buildings has been achieved and the second floor slab has been completed for seven of 21 villas. Approximately, Zaha is at 22% completion and due for completion beginning of 2017.
Within the man-made lagoon, Nameer properties are progressing with great gusto with 80% of the structural works complete whereby the foundations for all 33 properties have been laid and the complete structural works is due for completion in the coming months. Overall, the Nameer zone is at 23% project completion.
Atop the development are the uber luxury Wajd Residences which are undergoing development a very fast pace with a majority of villas completed upto formation level, with work ongoing on underground services and raft waterproofing.
Saraya Bandar Jissah recently awarded the tender for designing and constructing a Sewage Treatment Plant (STP) to Drack and Scull International, while the consultation for the plant has been given to KEO International Consultants. The project is presently in the design approval stage.
Furthermore, from an infrastructure point of view, the overall progress is about 58% with cables and sewage pipes being laid towards all substations.
Saraya Bandar Jissah, which is being developed in partnership between Omran and Saraya Oman, is located on the outskirts of Muscat on a secluded beach surrounded by the Hajar Mountains.
The destination is being built on 2.2mn sq.m of land with an expansive beachfront and a high point of 250m above sea level. Saraya Bandar Jissah will be home to 398 exclusive residential units, spacious hilltop villas, stylish town-houses and luxury apartments – all with attractive waterfront and mountainside views.
Scheduled for a grand opening in 2017, the two hotels form the major leisure components of Saraya Bandar Jissah, providing their guests with a luxurious and relaxing home away from the day-to-day rigours of life.
