Expert: What property can AED2.5 Million buy you in Dubai?

With more registrations from first-time buyers this year, Lewis Allsopp tells us what AED 2.5 million will get buyers around the city in 2018.

With the popularity of suburban villa communities rising and more registrations and interest being shown in the newer developments across Dubai, Allsopp & Allsopp talk buyers through some of the city’s most popular areas.

Mira community has grown in popularity with Dubai families over the last few years. Mira offers affordable housing of a very high standard.

Although, further from the city than other suburban communities, the development offers a community feel and is a home away from home for expats.

AED 2.5 million will be more than enough to pay for a top of the range villa in Mira with cash left over for upgrades. A Type 1E property located on the community park and pool would be within reach. A Type 1E includes 3 bedrooms plus a maid’s room and offers a 2867 sqft plot.

Jumeirah Village Triangle offers an array of townhouses and independent villas. The area is an ideal location for professional couples who work in the city and are looking to purchase in Dubai for the first time. The community is situated just off Al Khail and Sheikh Mohammed Bin Rashid Road giving easy access to main routes leading to key areas within the city quickly.

For AED 2.5 million a buyer can expect a fully upgraded 2-bedroom independent villa with a maid’s room. The independent villas boast a very large plot size of 7498 sqft and a 2690 sqft built up area. Within this price, many villas are available with a built-in pool and some properties have been upgraded to include a third bedroom or have extended.

Emirates Living has been one of the most popular areas in Dubai for many years. It’s central location and Emaar built properties are highly sought after by young professionals and families alike. Emirates Living was one of Dubai’s first villa communities and therefore offers a fully completed development with communal areas, pools, and parks being well looked after. The Emaar developments were built with attractive landscapes and boast home to some of the city’s most prestigious schools. The neighborly atmosphere adds a comforting feel with retail centers being well established and easily accessible providing an extra bonus.

AED 2.5million will allow a buyer to look at the higher end townhouses, perhaps having cash leftover. Larger end plots with 3 bedrooms plus a maid’s room are within this budget and many of these townhouses have been upgraded, are close to community facilities and have fully landscaped gardens.

Arabian Ranches is a large suburb of Dubai and has been purpose-built for families. The villas and townhouses are completed to excellent standards and make an ideal family home. Facilities in the suburb are often the main attraction to residents. Over the 12 separate gated living areas, there are a host of amenities including; swimming pools and paddling pools, BBQ areas, basketball and tennis courts, and even a skate park. The Arabian Ranches are extremely pedestrian-friendly and a sure favorite of Dubai residents.

In the Arabian Ranches, AED 2.5 million can buy a townhouse with 3-bedrooms plus a maid’s room and study in Al Reem, a 3-bedroom townhouse with a maid’s room in Alma and a 2-bedroom townhouse in Palmera. Each district in the Arabian Ranches has its own pool and community facilities. Each townhouse on the market for around AED2.5million in the Arabian Ranches is in excellent condition, often with a lovely view, upgraded or extended and in ideal locations.

Victory Heights, again, is a very highly sought-after area amongst families residing in Dubai. The suburb villa community is beautifully landscaped with walking tracks linking all the different sub-communities. The Victory Heights Primary School is exceedingly popular and attracts children from all over Dubai. The suburb boasts home to The Els Club – a professional golf course designed by Ernie Els.

For AED 2.5million in Victory Heights, a 4-bedroom townhouse would be within budget. The townhouse has a built-up area of 2558 sqft and offers maids and laundry room. AED 2.5 million would ensure a great location and perhaps a townhouse backing a park. The townhouses in Victory Heights are finished to an excellent standard and buyers are sure to get the best quality out of their purchase.
